REAL ESTATE AND COMMUNITY MANAGEMENT
Real estate and related assets that include a portfolio of rental homes I expanded from 4 to 8 to meet demand and increased revenue year to year.

Scheduled and unscheduled maintenance and repair were constant factors and needs in the operation.

LODGE MAINTENANCE AND SERVICES
I run large lodges, hotels and properties, including maintenance and improvement, risk and fire/guest safety management, and building projects. Seen here is Ticaboo Lodge during the ATV Rally at maximum occupancy.

I have a record of cutting costs through eliminating unnecessary costs, and lowering overall annual operating costs. I've accomplished this by being hands on intimately understanding tasks and equipment, being organized, and training staff to perform everyday functions of power generation in house.
​
When I do have to hire outside specialty contractors (such as electricians), I've always shadowed them (and had my staff do the same) to have them teach me what they are doing and gain expertise. It's a process of "you never stop learning". In remote operations the cost of contractors just traveling for routine maintenance can be astronomically high. In house programs negate those costs.

I not only understand power generators and their operation and maintenance needs, I also understand and have worked on power grids and distribution wiring and transformers.

MANAGING AN EMPLOYEE HOUSING COMMUNITY
Community management also consisted of managing employee housing including intake, maintenance and regulations.

We established written, repeatable procedures that included pre hire drug screening, orientation, maintenance schedules, fire inspections and housing rules. These all helped ensure safety, benefited the employee and the company and ensured assimilation and respect for the surrounding Ticaboo Community and it's residents.

PROPERTY INFRASTRUCTURE- POWER GENERATION AND DISTRIBUTION
I headed power production for Offshore Marina for 5 years via maintenance and programming of tier 4 generators.

I recognized the technology needed to properly diagnose the generators and purchased Cummins Insite software to interface and program the ECMs of the generators. Under my guidance our team was able to properly sync 2 of our 3 generators as they were intended to be, to operate together and prevent outages when one went down via one sensing one was down and engaging, taking over power production immediately.

I instituted "in house" preventative maintenance that cut costs from contractor visits (Rocky Mountain Cummins out of SLC charged a $1500 travel fee per visit) and provided better, more regular maintenance and repair.
​
I trained 4 generator/facilities staff to rotate and keep up with maintenance via spread sheet schedules and issues including a rebuilding schedule that involved pulling and transporting generators to Grand Junction for engine rebuilds based on hours or mechanical needs.
​
Wiring and distribution has been upgraded significantly at Offshore Marina through extensive work with electrical contractors for safety and reliability.

NEW BUSINESS, NEWÂ ROLES, AND CROSS TRAINING FOR SUCCESS
We continually worked to purchase and grow our fleet of off road and ATVs to expand business opportunities in off-road adventure.
​
I wrote/hired the role of a full time ATV mechanic to save costs and down time for ATV repairs and maintenance that previous required trailering to and from Price Utah for repair.
​
We cross trained our ATV mechanic to work on small auto/truck fleet and as part of the power generator maintenance and repair team for Offshore Marina.

WATER OPERATIONS- UTAH CERTIFIED WATER OPERATOR
I worked with specialists to design and install well pump house improvements for the offshore marina property. We installed new pumps (in ground and distribution) new pump operating system that was modern, a pressure tank and new valving to make the system reliable. In turned we saved money from "patching" antiquated/worn out equipment, and labor costs and loss of business costs from emergencies that were completely eliminated with the new correct design and upgrades.

I conducted monthly and yearly water tests as a Utah Certified Water Operator and passed all state water system inspections, including bringing historical items up to spec and code.

COMMUNICATIONS AND INTERNET INFRASTRUCTURE
I've headed departments and projects tasked with installing and upgrading phone, internet and fiber lines, towers, repeaters and related hard and software.

ADAPTABILITY AND ACTION IN EMERGENCY SITUATIONS.
This MQ 150 generator was brought in, in an emergency situation when all 3 power generators experienced engine problems and needed extended repairs. We acted quickly and had the generator on site and running power in less than 8 hours after the simultaneous outage.

BULLY PULPIT GOLF COURSE MANAGEMENT AND RECONSTRUCTION PROJECT MANAGMENT.
As COO of the TR Medora Foundation, I managed the Bully Pulpit Golf Course Club House and grounds crew and oversaw the reconstruction of 9 holes/fairways/greens destroyed by flooding of the Little Missouri River.

Medora North Dakota and Kings Canyon NP California
CONCEPTION AND CONSTRUCTIONÂ OF ENTERTAINMENT VENUES
Signed Golf Performer motivator "Joey O" and set up and oversaw construction of the golf entertainment and motivational venue in Medora, North Dakota.

THEODORE MEDORA FOUNDATION ANNUAL BALLOON RALLY ORGANIZER
Coordinated and facilitated the annual TR Medora Balloon Rally as the organizations Chief Operating Officer.

KINGS CANYON NATIONAL PARK CONSTRUCTION
Kings Canyon National Park: Restaurant demolition, construction and temporary food service operations working within National Park Service contractual, building, sanitation and compliance guidelines.

13 BAY AWARD WINNING SERVICE OPERATION
I've increased productivity as the Service Manager for a high volume sales and service Chevrolet dealer and factory trained service operation.

SAFETY FIRST
Our staff is trained daily on the latest safety updates and I perform daily inspection walk throughs of the operations.
CLEAN OPTIMIZED OPERATIONS
The operations are kept clean and organized for safety and productivity.

I've cut $120k annually in costs via role examination and aligning tasks with the proper skill set and pay rate.

QHSE AND SAFETY LEAD
OSHA 30 certified. Currently lead all QHSE programs for the Dealership that include weekly training and daily inspections and follow up on safety practices.
